Today, in Switzerland, variable mortgage rates remain particularly competitive and, in many cases, can be around 1%.

This means that the capital financed by the bank generates a positive margin between the return generated by the property and the cost of financing.

In other words, if the property yields 4% and the borrowed capital costs 1%, the investor benefits from a 3% differential on the financed portion.

It is precisely this mechanism that significantly increases the return on invested equity.

Returns on Equity of Over 10%

Thanks to the intelligent use of leverage, investment properties can generate very attractive results in terms of ROE (Return on Equity), or the return on the actual invested capital.

In certain highly sought-after areas and for certain types of properties, the return on invested capital can reach even higher levels, sometimes between 14% and 16%.
