This means that the capital financed by the bank generates a positive margin between the return generated by the property and the cost of financing.
In other words, if the property yields 4% and the borrowed capital costs 1%, the investor benefits from a 3% differential on the financed portion.
It is precisely this mechanism that significantly increases the return on invested equity.

Thanks to the intelligent use of leverage, investment properties can generate very attractive results in terms of ROE (Return on Equity), or the return on the actual invested capital.
